Covenants and Rules


Covenants are a contractual arrangement between neighbors in Hampshire.  For a full record of these covenants, and clarifications about rules that have changed since the neighborhood was founded, see the links below:

Violations and Fines


Violations are instances where homeowners are no longer in compliance with the rules set forth in the covenants.  This includes everything from unapproved architectural changes to things like noise violations and nuisance animals.  You can find these processes and policies here:

Annual Assessments


Annual assessments are charged biannually in two equal installments.  These installments come due on January 1 and July 1 of each year.  The methods defining how late fees are calculated and how they are applied are defined according to this policy:

Rental Restrictions


Hampshire’s agreement with The Courtyards at Heritage Trail (Epcon’s community west of S 800 E) requires that the Board evaluate rental restrictions.  This is being actively worked; watch this space for updates.

Agreements with Neighboring Communities


Hampshire shares the pool and associated common spaces with Pemberton in exchange for financial contributions.  These documents govern this agreement.
