Covenants and Rules
Covenants are a contractual arrangement between neighbors in Hampshire. For a full record of these covenants, and clarifications about some rules that have changed since the neighborhood was founded, see the links below:
Annual Assessments
Annual assessments are charged biannually in two equal installments. These installments are due on January 1 and July 1 of each year. Late fees are assessed according to this policy:
Violations and Fines
Violations are instances where homeowners are no longer in compliance with the rules set forth in the covenants. This includes everything from unapproved architectural changes to things like noise violations and nuisance animals. You can find these processes and policies here:
Agreements with Neighboring Communities
Pemberton and Hampshire have a shared agreement that allows Pemberton residents to use Hampshire amenities in exchange for financial support of these shared amenities. The documents governing this agreement can be found here.
Rental Restrictions
Hampshire’s agreement with the pending Epcon community requires the Board to evaluate implementing rental restrictions. This is being actively worked; watch this space for updates.
